Residential Roofing Proposal/Contract

Remove all existing field and trim tiles and stack at ridge line.
Haul away all broken field tiles, trim tiles, roof flashings, valley metal, tile pan and chimney saddle.
Install two layers of 30# underlayment to entire roof area.
Install four (4) layers in all water ways (valleys) and hips.
Chalk every tile line on felt to insure straight alignment on roof.
Install new tile pan metal at all existing skylights.
Install new tile riser (if applicable) on all eave elevations (color to match roof)
Install new 2"x2" colored edge metal at all eave locations (except at inside gutters).
Install new chimney saddle at all fireplaces.
Install new tile pan at all roof to wall junctions.
Install all new roof to wall metal at all roof to wall junctions
Install all new valley metal.
Install all new roof flashings (up to 7").
Re-stack all tile and trim pieces on to chalk lined roof.
Nail every field tile with no floating tiles (tiles that are nailed every other one).
Nail every hip and ridge tile and mastic every tile to the preceding one due to heavy wind area.
Replace all broken field tiles with new or matching tiles (new tiles will be installed on inconspicuous area of roof)
Replace all broken trim pieces with new or matching tiles.
Seal all pipes and protrusions.
Mortar in all bull nose areas at hip and ridge elevations
Paint all pipes and exposed flashing's to match roof color.
All material including tile to be American made and to be 1st quality
Any replacement plywood or O.S.B. to be at market price per sheet, installed.
Any replaced facia board to be at market price per foot, installed.

 

Twelve (12 year warranty on all labor and workmanship from U.S. Roof & Repair Co.
Twelve (12) year warranty (no charge for leak repairs) against leaks.
