Commercial Roofing Proposal/Contract

Install a four (4) ply built roofing system to building located at
All materials to be first quality and all petroleum products & felts to carry an A.S.T.M. and an ICBO#.
Title 24 compliancy is included as follows.

SCOPE OF WORK AS FOLLOWS:
Remove all debris from roof.
Tear off existing roof to plywood sheathing.
Replace all metal scuppers (horizontal drains) that run through the parapet wall with new metal scuppers.
Remove all 4”x4” A.C. support beams and all wood blocks under conduit lines.
Re-set all existing roof drains (vertical drains that run through plywood substrate).
Replace all existing roof flashing’s on entire roof (up to 7”).
Raising A.C. units, if necessary to install roofing is not included in cost.
Primer all parapet walls to accept all new finish cap sheet.
Provide and install new 2”x2” can’t strip at all wall bases.
Install a four (4) ply built up roof system as follows:
Mechanically fasten one (1) ply of #28 fiberglass base sheet to entire roof area and up parapet wall 3”
Hot mop two (2) ply’s of #11 lb. fiberglass ply sheet to entire roof area and to extend up parapet wall covering base sheet.
Hot mop one (1) finish ply of #72 cap sheet to entire roof area and up 3” on to parapet wall (Title 24 area’s will receive a Cool Deck finish sheet with painted laps).
Hot mop all parapet wall’s with #72 lb. finish cap sheet to extend from top of parapet wall down on to roof surface 3”.
Re-set A.C. units on existing 4”x4” wood support beams.
Seal all A.C. electrical and vent penetrations.
Provide and install all city required pressure treated wood blocks under electrical conduit lines.
Paint all sealed connection’s and vents with a silver reflective coating.
Remove all debris from job site.
Any replacement of plywood or O.S.B. to be market price per installed sheet and includes removal of dry rotted sheet.
U.S. Roof & Repair to obtain all necessary city permits with building owners to reimburse back all related costs at time of final payment.
U.S. Roof & Repair to provide all labor and material releases at final payment.

PROVIDE PHASE PHOTO’S AS FOLLOWS:
Completed tear off with wood sheathing exposed and clean.
All roof material loaded with manufacturer label visible.
All felts plied in with tar exposed beyond ply line.
Finished roof with debris removed.

WARRANTY:
Ten (10) year warranty on all workmanship and labor (excluding damage caused by winds of 80 M.P.H. as per material manufacturer).
Ten (10) year warranty against leaks (excluding damage caused by winds in excess of 80 M.P.H as per material manufacturer).
